Job Summary:


MAUC Realty is seeking an experienced Lead Maintenance Director to oversee maintenance operations for our multifamily communities. This leadership role is responsible for property maintenance, preventive maintenance programs, vendor management, team supervision, regulatory compliance, and ensuring a safe, attractive, and well-maintained environment for residents.


 

Key Responsibilities:


  1. Oversee daily maintenance operations, property inspections, and work order completion.
  2. Perform and manage repairs involving HVAC, plumbing, electrical, carpentry, appliances, and general building systems.
  3. Develop and maintain preventive maintenance programs for building equipment and systems.
  4. Troubleshoot, repair, and replace HVAC equipment as needed.
  5. Supervise maintenance staff, assign work, provide training, and support team development.
  6. Coordinate contractors, vendors, and service providers.
  7. Manage maintenance budgets, inventory, supplies, and equipment.
  8. Ensure compliance with OSHA standards, building codes, safety regulations, and company policies.

  11. Participate in on-call emergency maintenance responsibilities.


 

Qualifications:


  1. Minimum 5 years of property, apartment, residential, commercial, or facilities maintenance experience.
  2. Strong knowledge of HVAC, plumbing, electrical, carpentry, and general building maintenance.
  3. Proven troubleshooting and problem-solving skills.
  4. Supervisory or management experience preferred.
  5. EPA Certification required.
  6. Electrical Certification and Certified Pool Operator (CPO) Certification preferred.
  7. Bilingual English/Spanish preferred.
  8. Proficiency with Microsoft Office and property management software is a plus.

Job Summary:


MAUC Realty is seeking an experienced Assistant Maintenance Director to help oversee the maintenance and operation of our multifamily property. This position assists the Maintenance Director with daily maintenance operations, preventive maintenance programs, resident service requests, vendor coordination, and property upkeep while ensuring a safe and attractive living environment.


 

Key Responsibilities:


  1. Complete maintenance work orders including plumbing, electrical, HVAC, appliance, carpentry, drywall, and painting repairs.

  2. Perform preventive maintenance such as pool maintenance, filter changes, smoke detector testing, fire extinguisher inspections, and safety checks.

  3. Conduct routine inspections of buildings, grounds, common areas, and equipment.

  4. Assist with apartment turns, make-readies, and final inspections.

  5. Troubleshoot and repair HVAC systems and related equipment.

  6. Coordinate with contractors, vendors, and service providers.

  7. Maintain inventory, tools, equipment, and maintenance supplies.

  8. Participate in on-call rotations for after-hours, weekend, and holiday emergencies.

  9. Support safety programs, emergency preparedness, and company policies.

  10. Assist with scheduling and supervising maintenance operations in the absence of the Maintenance Director.


 

Qualifications:


  1. Minimum 3 years of apartment, multifamily, facilities, or related maintenance experience.
  2. Strong knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, and general maintenance.
  3. Ability to diagnose and resolve maintenance issues independently.
  4. Excellent customer service, communication, and organizational skills.
  5. Supervisory experience preferred.
  6. HVAC and EPA certifications preferred.

  1. Clean and maintain interior and exterior common areas, including hallways, breezeways, lobbies, and amenity spaces.
  2. Pick up litter and debris; empty trash and recycling receptacles throughout the property.
  3. Maintain dumpster areas, pet waste stations, and outdoor amenities.
  4. Sweep, mop, vacuum, and maintain flooring, rugs, and walkways.
  5. Clean outdoor furniture, grills, fountains, and recreational areas.
  6. Perform light landscaping duties, including watering, trimming, and basic plant care.

This individual is responsible for providing comprehensive individual counseling services to prospective homebuyers and existing homeowners, with sessions covering a broad array of areas related to housing.


 

Duties & Responsibilities:


  1. Assist housing staff and assist COO with marketing/outreach and special projects as deemed necessary to achieve overall goals and successful operation of housing program.
  2. Main responsibility is to assess obstacles faced in pursuing and retaining homeownership, and develop corrective action plans, utilizing tools related to budgeting, debt reduction, credit counseling and rebuilding, and the coordination and implementation of homebuyer education and post purchase classes.
  3. Ability to work effectively in both individual and group settings.
  4. Familiarity with general underwriting guidelines/affordable lending programs.
  5. Provides supportive outreach to active clients.
  6. Works with collaborative agencies and contracted personnel.
  7. Provides advocacy for MHC program clients with information, assistance with applications and referrals.
  8. Will be responsible for keeping data entry, accurate records, documentation of attendance rates and ensure quality control measures are followed.
  9. Collaborate with intake centers and legal assistance departments along with funding agencies to meet program requirements.

This individual is responsible for teaching and monitoring classes for all Family Strengthening Programs (FSP), aid in the recruitment of clients and monitor Facilitator’s and program’s progress towards reaching attendance goals.
